We specialize in full-season rentals of waterfront cabins and drive-up campsites on Franklin Falls Pond and Union Falls Pond in Franklin Falls, NY near Whiteface Mountain, Lake Placid, and Saranac Lake. Our standard rental is for a full calendar year, and many of our camps have been rented by the same family for decades. We also offer exclusive hunting rights on sections of our property.

Welcome to camp
Welcome to our beautiful rustic camps on the shores of Franklin Falls Pond and Union Falls Pond in Franklin Falls, NY. We offer annual camp rentals on an extraordinary wild property only five miles from Whiteface Mountain and close to Saranac Lake, Wilmington, and Lake Placid. Spend your days paddling, hiking, fishing, sightseeing, or hunting from your own Adirondack cabin or campsite and spend your evenings watching sunset over the lake, sitting around a campfire under the stars, or indulging in a downtown gastropub. The camps are located on about 1000 acres of forest along the Saranac River and its lakes, directly adjacent to the 38,000 acre McKenzie Mountain Wilderness, so it is teeming with wildlife including loons, bald eagles, deer, black bear, owls, fox, fishers, and even moose. Each camp is located within its own acreage, so you'll have privacy and quiet. With a full-year rental you can experience the change of seasons from the spring growth of Memorial Day weekend to the deep green of summer to the early fall spectacle of colors. Stay the whole summer or just head out to your camp for vacations and long weekends – it’s your rental, so leave your gear and come and go whenever you like! Most camps are directly on the lake, so your kayak or boat will always be ready to go. With dozens of tourist attractions and world-renowned fishing and hiking within 30 minutes of the property, you can take your time and see all that the Adirondacks have to offer.
This property is not a typical commercial campground or hotel where we expect to have different guests every day. Instead these are “old-fashioned” Adirondack camps, where our ideal camper is interested in a long-term relationship. We intend to take a hands-off approach and keep our campers on as renters for years and in return we expect them to be good neighbors, to be responsible for the maintenance of their rental camps, and to be good stewards of the environment. Many of our camps have been rented out across multiple generations of the same family. Come join our community! When availability is limited, preference is given to current residents of the Adirondacks.
Please note that these camps are camps, not houses. Though they are very cozy inside, most rely on outhouses and lack running water. Electricity usually comes from solar power or a portable generator, and most camps use propane or wood stoves for heating and cooking. Some campers have cell phone boosters or satellite internet, but you generally won't have cell service unless you seek it out. We are happy to teach responsible and ecologically sound Adirondack camp practices.
